Empty spaces, fully conditioned
Heating and cooling run in meeting rooms used four hours a day, in unoccupied hotel rooms and in storage areas that are almost never used.
Mentivira is a building automation platform in development, designed to cut wasted energy, with the processing running on equipment installed in your own building. It is designed to keep working with no internet at all, and to keep the data with you.
Product in development. The complete Mentivira solution will be available in 2028.
Waste in a building is never dramatic, it is constant: a few hours a day, in every zone, every month. That is exactly why it never shows up as a separate line on the bill.
The problem is not bad equipment. It is equipment that does not talk to itself: the heating does not know whether the space is occupied, the socket does not know it is the weekend, and the photovoltaic inverter does not know the hot-water tank could start right now.
Between a classic automation project with full rewiring and a collection of cloud-dependent gadgets, there is nothing in the middle today.
Each of these is a concrete case, not a generality. Together they explain why the bill does not drop no matter how efficient the boiler is.
Heating and cooling run in meeting rooms used four hours a day, in unoccupied hotel rooms and in storage areas that are almost never used.
The same temperature everywhere, whoever uses the space and whenever. One single command for zones with completely different schedules.
Nothing automatically picks the cheapest heat source available at that moment. The one that starts first is simply the one configured first.
Equipment that looks "off" but draws power permanently, because nobody has a simple way to actually cut power to a group of circuits.
The photovoltaic surplus is exported cheaply at midday, and in the evening the same energy is bought back expensively from the grid.
You cannot see where and when energy is lost. You only see the bill at the end of the month, with no breakdown by zone or by circuit.
Mentivira is designed gateway-first: a device installed in your building will take the decisions, and climate, lighting, access and environmental sensors will be controlled together, not as separate products that ignore each other.
The modules are designed to fit into the junction boxes that already exist in the wall and to communicate over our own radio in the 868 MHz band, which in our tests passed through three reinforced-concrete floor slabs. The hardware, the firmware, the radio protocol and the software platform are all built by us, precisely so that one single party is accountable for the whole chain, from the relay in the wall to the app.
Automation rules will be drawn, not programmed, and will run locally on the gateway. The system is designed so that when the internet goes down, the building stays controlled, measured and safe.
The obligation to have a building automation and control system is not a legislative prospect: the 290 kW threshold is already in Romanian law, with an expired deadline, and the date by which Romania had to transpose the rest of the directive has passed as well.
| What | Legal basis | Deadline | Who it catches |
|---|---|---|---|
| automation above 290 kW | Law 372/2005 — already transposed | 31 December 2024 — EXPIRED | large non-residential buildings: shopping centres, large hotels, office buildings |
| transposition of the directive into Romanian law | Directive (EU) 2024/1275 — the general transposition deadline | 29 May 2026 — EXPIRED | Romania had not fully transposed it as of October 2026 (only Art. 17(15), through Government Ordinance 16/2025); the two obligations below enter national law upon transposition |
| automation above 70 kW | Directive (EU) 2024/1275, art. 13(9) | 31 December 2029 | the 1,000–2,000 m² office, the average hotel of ~62 rooms, the large shop (estimate) |
| indoor environmental quality monitoring | Directive (EU) 2024/1275, art. 13(10) | upon transposition | non-residential buildings, whatever the threshold |
We estimate a 15–25% reduction in wasted energy. This is an estimate, it depends on the building profile, and it remains to be confirmed by measurement in the pilot programme. It is not a guarantee and we do not present it as one.
The figure adds up from three distinct sources: heat and light only in the zones actually in use, circuits genuinely taken out of standby overnight and at weekends, and large loads moved into the photovoltaic production window.
The credibility anchor is our own test installation: a detached, multi-storey house in Cluj county, about 270 m² of usable floor area with roughly 190 m² heated, equipped over several years. The prototype modules — relays, triacs, inputs, thermostats — have been running there for more than five years. What that proves, and what it does not, matters: orchestration is handled by an open-source platform and the radio link is a commercial one, so the installation validates the hardware, not the Mentivira platform and not our own radio protocol.
It is not designed as a fallback feature, but as a consequence of the architecture: automations will run on the gateway inside the building, not in a remote service. Below, exactly what is designed to continue and what stops.
Three figures from our own measurements, on real silicon and on a real installation, plus the savings estimate marked as an estimate. We chose to say every time which category a figure belongs to.
Today you choose between point devices that know nothing about the building and wired systems that require new cable runs. Mentivira is built for the space between.
| Point devices | Wired building automation | Mentivira | |
|---|---|---|---|
| building-wide logic | no — each device is on its own | yes | yes |
| works without internet | usually not | yes | yes — by architecture |
| needs new cable runs | no | yes | no — own 868 MHz radio, or RS485 inside the panel |
| can produce a compliance report | no | yes | yes — per-channel current measurement (being designed) plus history |
| who is accountable for the whole | nobody | the integrator, for the installation | a single supplier, for the whole chain |
| commissioning cost | zero | proportional to the project | remote, included in the service |
Four architectural properties, not four features bolted on at the end. Each one has a dedicated page with the technical detail.
The modules are designed to fit into the junction boxes that already exist and to talk over 868 MHz radio, with no walls broken and no new bus pulled through the building. Where cable is preferred, the same functions will run over a wired bus. Detail on the hardware and radio page.
Schedules, occupancy, automatic setback and the local interface will all run on the gateway. Critical safety loops are designed into the module firmware, so they execute even if the gateway is off. Detail on the local-operation page.
Telemetry, consumption history and rules are designed to live on the gateway in your building. By architecture, the platform will not receive building telemetry: only the messages needed for coordination, administration and updates will travel outbound. Detail on the privacy and security page.
Modules, firmware, radio protocol, platform and updates all come from the same manufacturer. There are not three vendors passing the blame around when something does not work. Detail on the platform page.
Only the zoning and the automation rules change, not the equipment. BACS (Building Automation and Control Systems) is the legal fitting obligation that applies to part of the non-residential building stock.
| Who it is for | Where it leaks today | What we aim to change |
|---|---|---|
| Hoteliers, 40–150 rooms | An unoccupied room stays conditioned and lit between two bookings | Climate, lighting and access follow the real state of the room, not a theoretical schedule |
| Photovoltaic prosumers | The surplus is exported cheaply at midday and bought back expensively in the evening | The hot-water tank, the heat pump and vehicle charging start inside the surplus window |
| Office building managers, 500–2,000 m² | Zones with completely different schedules, all controlled the same way | Real zoning, plus the measurement and the report required by the BACS obligation |
| Retail | Lighting and climate follow the theoretical schedule, not the store's real one | A per-store schedule, with the shop window and the sign controlled separately from the rest |
| Homeowners and apartment owners | The expensive source starts first, and the phantom load never drops to zero | Automatic selection of the cheapest source, and circuits genuinely taken out of standby |
| Electrical contractors (partners) | Installation that demands a certified integrator and manufacturer training | Installation from a zone diagram and a checklist, with commissioning done by us, remotely |
Our ambition is for the monthly subscription to cost less than the energy it saves. That is the benchmark we are building the commercial model around, not a promise we can make today: the price is not set, and the saving is to be confirmed in the pilot programme.
You do not buy a system and then maintain it. You pay a monthly subscription that covers the platform, updates, security maintenance and technical support.
The modules and the gateway remain our property. The practical consequence: if a module fails, it is our problem, not yours — replacement is part of the subscription.
Work inside the electrical panel is done by a certified partner in your area. Platform commissioning is done by us, remotely. Each party does what it is entitled and competent to do.
The European regulation on the cybersecurity of products with digital elements obliges the manufacturer to deliver security fixes for at least five years. It is a legal obligation on us, not an optional service we can withdraw.
Mentivira is not commercially launched. It is not in production, it has no customers and nobody is using it in commercial operation. What exists today: modules on real silicon, our own radio protocol validated on the test bench, a test installation fitted in a real home, and the software platform under development.
The complete Mentivira solution will be available in 2028.
Compliance is a target pursued by design, not a status already achieved. CE marking and the cybersecurity requirement of the Radio Equipment Directive (RED, Art. 3.3), through the EN 18031 standards, are in progress. The architecture is built to satisfy them, but we do not claim today a certification we do not hold. When we obtain it, we will show it.
Every figure marked as an estimate is an estimate, including the 15–25% saving. Those marked as measured come from our own test reports and from a single test installation. We would rather say so than round in our own favour.
