Intelligent building automation

Sectors we serve

The same modules, the same gateway, the same application. What changes is the zoning, the rules and the person who decides the purchase. Below, each building type with its own problem, the mechanism designed to address it and what we estimate it saves — read only your own section.

Product in development. The complete Mentivira solution will be available in 2028.

One platform. Six buildings that waste energy differently.

There are not six products, but one product with six usage profiles: the same family of modules, the same gateway, the same codebase. What differs is the channel count, the zoning and who signs. That is why each section below stands on its own and assumes nothing from the one before it.

One clarification that applies to every figure here: the only measured values come from the silicon test bench and from our own test installation, a house where prototype modules have been running for more than five years under an open-source orchestration platform. For the sectors we present the operating logic and estimates, marked as such at every figure.

The complete Mentivira solution will be available in 2028. The product is not commercially launched, has no customers, and is not in use by anyone today.

01Hotels↑ sectors

An empty room is conditioned at exactly the same cost as a paid one.

Romania has 1,638 hotels and 102,600 rooms, an average of 62.6 rooms per hotel (National Institute of Statistics — INS, 31.07.2024). At that size, the consumption of unoccupied rooms is the building's largest recurring waste — and it appears as a separate line on no invoice.

Per-room setback, tied to occupancy

When the room is released, climate will set back, lighting will go off and the courtesy socket will be cut. At check-in the room will be prepared before the guest goes up — so you do not pay for comfort with a cold room.

The credential belongs to the reservation, not to the person

At check-in the guest will receive a code that unlocks control of climate, heating and access in their own room — no account, no app install, no access to the rest of the building. The code will be issued when the reservation is confirmed, expire on the departure date and be revoked the moment the room is vacated, with the room state fully reset between guests. Guest rights will be separate from staff rights and from the property administrator's.

Retrofit without taking the room out of service

The modules are designed to fit the existing junction boxes and talk over radio, so no walls are opened for new cable runs. Our target: a room fitted within a housekeeping window, not a week of building work.

Designed so the guest still gets into the room with the internet down

The credential is designed to be enforced on the gateway inside the building, not by a remote service. In an accommodation business this is not a convenience, it is an operating condition: a guest cannot be left standing in the corridor because the internet went down. Schedules, climate loops and local control are designed to behave identically with the connection cut.

Front-desk integration — a declared direction

The first question a hotel manager asks is whether the system talks to the front desk and the booking system. Today that is not a delivered feature, it is a declared development direction. We prefer to write that down rather than avoid it.

The first hotels come in with measurement in the contract

We have no test installation in a hotel, so we have no figures of our own for this sector. The first hotels will come in with before/after measurement written into the contract, as a mutual obligation — so you find out what you save, rather than hearing it from us.

02Prosumers↑ sectors

A kilowatt-hour produced at noon is worth more used than sold.

Photovoltaic surplus exported to the grid is valued below the price at which the same energy is bought back in the evening. The mechanism below does not reduce the energy produced, nor the energy consumed — it moves its value to the owner's side. That is why we report it separately from energy saving proper.

The surplus, computed in real time

Production will be read from the inverter, consumption from per-channel measurement, and the difference between them will be the surplus available at that moment. Everything will trigger from that.

Shiftable loads move into the surplus window

The system will read production and instantaneous consumption, compute the surplus and, inside that window, start exactly the loads that tolerate being deferred: domestic hot water, thermal pre-conditioning through the heat pump, electric-vehicle charging, programmable appliances, circulation pumps. Whatever cannot be deferred will be left alone.

Source selection prefers the surplus

When you have several heat sources, the system will pick the photovoltaic surplus first and the rest afterwards. It is not just threshold switching, it is an order of preference between sources — and that is where the saving actually happens.

Reading the inverter, stated precisely

Inverters will be read over Modbus, the protocol used by most equipment on the market. Integration with specific models is a development direction, not a guaranteed compatibility list — ask us about yours.

Visibility on what is produced and what is consumed

Telemetry will be written per device, and the history will stay on the gateway in the building. The home's permanent draw will become a tracked quantity per circuit (per-channel measurement is being designed), not an unknown between two invoices, and production and consumption will be read on the same time axis. The data will export in an open format.

Hourly tariffs — a direction, not a feature

Correlation with the hourly market price is a declared development direction. In the first version, automations will trigger on production and consumption, not on price.

03Offices↑ sectors

The BACS obligation does not start in 2029. It started in 2024.

For non-residential buildings, a building automation and control system (BACS) is no longer a comfort option but a compliance requirement whose deadline has already passed. The thresholds and their legal basis are in the table in the next section.

The problem: a non-compliance that already exists

Romania today holds a stock of large non-residential buildings that should have had a BACS since 1 January 2025 and do not. The conversation is not about a regulatory prospect but about an existing state of fact that an installation resolves. For the property manager, the spend changes nature: it becomes a compliance cost.

The 70 kW threshold drops to exactly the average office

The current 290 kW threshold in practice covers only large buildings. The 70 kW threshold, due by the end of 2029, corresponds to a building of roughly 1,000-2,000 m² — that is, the average office. For reference, Bucharest's modern office market is about 3.4 million m², with an average transaction size of about 1,400 m² (Colliers, 2026).

The law asks for a report, not just for control

The text requires monitoring, logging, analysis and continuous adjustment of consumption, plus detecting efficiency losses and informing the responsible person. Control alone does not answer that: it needs stored telemetry at per-device resolution and per-channel current measurement. To be honest: the per-channel measurement chain is designed and not yet built — it is a development objective of the project, not an existing feature.

Indoor environmental quality becomes a requirement upon transposition

The indoor environmental quality monitoring requirement enters Romanian law upon transposition of Directive (EU) 2024/1275. The transposition deadline expired on 29 May 2026 and Romania had not fully transposed it as of October 2026. It turns air sensing from an optional extension into a compliance component. The architectural answer is the analogue input module, with 0-10 V and 4-20 mA inputs for CO₂, humidity and particulate probes.

What it saves, between obligation and invoice

An office has a predictable schedule and many zones with different usage — precisely the profile where automatic setback cuts most. Sockets and climate control will stop in the evening and at weekends without anyone walking the building, and lighting will follow occupancy and daylight. The order of magnitude is 15-25% less wasted energy, an estimate dependent on the building profile, to be confirmed by measurement in the pilot programme.

Retrofit, not rewiring

In a finished building, the cost of intervention usually exceeds the cost of the equipment. Modules are designed to fit into existing junction boxes and communicate over our own 868 MHz radio: we measured -95 dBm through three reinforced-concrete floor slabs, on real silicon. Where cable is preferred or mandated, the same modules will run on a galvanically isolated RS485 bus, with the same functions.

Three deadlines, one of them already past.

The legal basis, checked against the text. The status column is what matters in a conversation with the building manager.

04Retail↑ sectors

One configuration, thought through once, applied a hundred times.

Romania's organized food retail exceeds 5,000 modern stores, with about 410 openings in 2025 (Ziarul Financiar, 2026). For a network director the problem is not one building, but repeating it without drift.

The problem: consumption per square metre, not per building

In a network, locations are compared with each other, and a store consuming 20% more per square metre than its twin has no ready explanation today. Lighting and refrigerated display cases run on a theoretical schedule, set at opening and rarely revised. The difference is paid monthly, in every location, appearing nowhere as a line item.

Lighting and display cases on the store's real schedule

Circuits will be switched directly, not through software modes: sales lighting, signage and display cases will be separated from the rest of the space and follow opening hours, with night dimming and a return to full level on occupancy. Sockets and auxiliary equipment will leave standby after closing, by group.

Replication, which is a network's real saving

A building profile will be defined once — zones, circuits, schedules, rules — and applied to the locations that resemble it, with controlled deviations. The modules will be identical; only the channel count changes. The platform is designed with strict data isolation and per-customer white labelling from the first version, so the portfolio can be administered from a single place.

Cold chain: monitoring, alarming, logging

The scope is declared strictly and we will keep it that way: monitoring and alarming of temperature in cold rooms and display cases, with a continuous local log for the traceability that food safety requires. Not control of the refrigeration plant. Here offline operation stops being a comfort advantage and becomes a compliance condition: a log interrupted by a connectivity outage no longer serves traceability. We also flag the physical difficulty: a cold room's metal enclosure behaves like a Faraday cage, which makes this sector one of the technically hardest, not one of the simplest.

Degradation detection, labelled as a development objective

A refrigeration unit losing performance announces it through slow temperature drift and lengthening cycles, long before it crosses the alarm threshold. Detecting that drift is a research and development objective of the project, not an existing feature. Threshold alarming is the part provided by design; prediction is not.

What it saves, plus compliance for the larger stores

Consumption will become tracked per circuit and comparable across locations, and schedules will be corrected on data rather than on impressions. The order of magnitude is 15-25% less wasted energy — an estimate, dependent on the store profile. For larger units the BACS obligation from the previous section applies too, and the same installation is designed to cover it.

05Residential↑ sectors

The only savings we have measured ourselves.

Where the rest of the page gives estimates, the figures here come from our own test installation: a detached house in Cluj county, about 270 m² of usable floor area with roughly 190 m² heated, where prototype modules have been running for more than five years.

Measured on the prototype modules

The switching modules, triacs, inputs and wireless thermostats run continuously in our own test installation. A twelve-channel module draws about 0.28 W of its own, measured rather than stated.

Measured on the wireless thermostats

The wireless thermostats show an observed battery life of about 405 days on four AAA cells of 1,000 mAh in series. It is an in-service figure, taken on units without a display; for the product variant, with a display, battery life remains to be determined.

Where the figures come from

Three mechanisms, all verifiable per circuit: phantom load cut physically, with per-zone standby brought down from around 80 W to under 15 W; zonal thermal control, with automatic setback on vacancy and recovery before arrival; and heat-source selection, which does not burn expensive gas while the heat pump or your own surplus is available. For prosumers, the photovoltaic self-consumption from the section above is added.

Installation, without a building site

One or two switching modules in the existing junction boxes, wireless thermostats in each thermal zone, and a gateway near the electrical panel. No rewiring and no structural work will be needed. An electrician will do the fitting; we will do the commissioning, remotely.

For developers: fit-out during construction

While the panel is open anyway, installation will have marginal cost. The fit-out becomes a differentiator when selling the apartment, and the configuration is designed once and applied across the whole development.

One gateway per apartment, never a shared one

There will be no shared gateway per staircase or per block. Each apartment has a different owner, therefore a different data controller — and binding the installation to the title holder is a design requirement, not an option. For the buyer, that is the difference between their own home and the building manager's system.

06Installation partners↑ sectors

You do the fitting. We do the commissioning.

ZYONARA does not have and will not have its own field team. Physical installation always goes through a partner, which means any electrical contractor with technicians in the area can add a new service, under their own brand, without developing a product.

  1. Partner agreement, with white labelling

You will sell under your own brand. The domain, the visual identity and strict per-partner data isolation are platform functions designed in from the first version, not separately billed customizations. The end customer will see your company.

  2. You find the customer and fit the system

Modules will go into the existing junction boxes, following our zone drawing and checklist. No certified integrator, no manufacturer training programme, no programming course on a proprietary system. We will assist you by phone during the fitting.

  3. You invoice the fitting at your own price

The labour will stay yours and will not pass through our invoice: the call-out, the work in the electrical panel and the module fitting will be negotiated directly with the customer, at local market rates. We will not take a share of the work you do.

  4. We do the commissioning, remotely

Provisioning, device enrollment, channel mapping, zone configuration and point-by-point validation will stay with us, with no site visit. This part is deliberately not accessible to the partner: we do not want a correct installation to depend on how well someone read a manual on a Friday evening.

  5. Recurring revenue, in two variants

If you already have working recurring billing, you will invoice the customer for everything — installation and subscription — and pay us a fixed monthly fee per active installation; your price to the customer remains your commercial decision. If you do not have it and do not want to build it, you will invoice only the fitting, we will collect the subscription directly from the customer, and you will receive a referral commission.

  6. What you do not have to develop

Hardware, firmware, the radio protocol, the platform, security updates and manufacturer liability will stay with ZYONARA, including long-term support duties. Replacing a faulty device will be our problem, not yours. The person who fitted the system remains the customer's contact for interventions.

Sector savings are modelled, not measured.

The product is not commercially launched. We have no commercial customers for it, nobody is operating it today, and you will find no references, case studies or testimonials here, because none exist. The complete Mentivira solution will be available in 2028.

The 15-25% less wasted energy range is an estimate, dependent on the building profile, to be confirmed by measurement in the pilot programme. The only values we have measured ourselves are those in the residential section, plus the test-bench results cited there. Market figures come from public sources, cited where they appear.

The certifications are not obtained. CE marking and conformity with the cybersecurity requirement of the Radio Equipment Directive (RED — Art. 3.3 of Directive 2014/53/EU), through the EN 18031 standards, are a compliance objective pursued through the project, with a written security dossier: threat model, protection mechanisms and a conformity matrix, item by item. The same design baseline answers the duties of the EU Cyber Resilience Act (CRA). When we obtain them, we will show them.

The following are development objectives of the project, not existing features, and we have labelled them as such in each section: per-channel current measurement, detection of refrigeration-equipment degradation, integration with reservation management systems, and adapters for third-party equipment.

The only thing we ask for now is an email address. We will let you know when it is available.
